Hayes Higgins Partnership were appointed to provided Civil & Structural design services for 9 No. residential units in an existing urban context between Bulfin Road (Dublin 8) to the South and an existing private right of way to the North. The 9 No. dwellings consisted of 2 No. detached and 2 No. semi-detached houses, as well as 5 No. apartments. All the houses were double storied. The scope of works was to include:
- Provide Relevant Consultancy Services in the aforementioned discipline to the 9 No. dwelling development.
- Audit compliance with planning condition guidelines, taking account of conditions attached and revisions to tender document to ensure planning compliance.
- Attendance at all site meetings, supervision of the works and sign off of housing development.
The structure consisted of:
Strip foundations and rising walls to the structure.
External walls to house types were constructed as 300mm cavity walls, consisting of 100mm plastered inner block leaf and 100m rendered block or fair-faced brick outer leaf. The apartment block external walls were constructed the same, but with the inner leaf as 215mm plastered blockwork (i.e. 415mm external wall).
Internal walls were constructed as a mixture of 100mm plastered blockwork and stud partitioning.
All ground floors were constructed as concrete slabs. Floors separating units were concrete – i.e. all floors of the apartment block. All other floors were constructed as timber joists and planking.
Roof trusses were constructed using timber.
In addition to the design of the structural elements within the project Hayes Higgins Partnership also undertook the following civil engineer works:
Design of car parking within the development.
Design of storm water drainage system including attenuation tank for the development.
Design of over 200m of external boundary wall
Design of foul water drainage system for the development.
