Hayes Higgins Partnership have been appointed by Dublin City Council to carry out a regeneration of St Teresa’s Gardens, Donore Avenue, Dublin 8. The first phase of works consist of the demolition of 3 no. single storey terraced houses on Eugene Street and the closure of the eastern section of Darley Terrace allowing for the relocation of the existing ESB Substation and rerouting of all associated cabling. The second phase of works involves the construction of 50 No. new residential units comprised of 34 No. terraced houses ranging from 2-3 storeys in height and 16 No. apartments ranging between 3-5 storeys in height. These new builds are to have a full mechanical & electrical fit out in accordance with current Building Regulations. (Including the provisions of 2 forms of renewable energy per dwelling)

Refurbishment works are to take place to 2 No. existing four storey apartment blocks providing 57 No. refurbished units to be handed over. These refurbished units are to have a full mechanical & electrical fit out in accordance with current Building Regulations. (Including the provisions of 2 forms of renewable energy per dwelling). Other works include the provision of CCTV, security and public lighting installations, application to and liaison with all utility suppliers to coordinate the installation of these services within the proposed development.

  • Mechanical & Electrical Drawings & Specifications

  • Audit compliance with planning condition guidelines, taking account of conditions attached and revisions to tender document to ensure planning compliance.

  • Public procurement of the works in compliance with EU public procurement directives. Expressions of interest advertised on etenders, selection of contracts, preparation of PWCs, full tender analysis and recommendations to Client.

  • Attendance at all site meetings, supervision of the works and sign off of housing development.

  • Diligently administrating the hand over with the Clients.
