20% of the houses on the lands will be provided as social and affordable housing. A mix of residential units of varying types and sizes, designed to address the housing requirement of different sections of the population is proposed.
As part of the development of a 200 acre plot of land along the Colville road, it was agreed with Clonmel Borough Council and Waterford County Council to commission a Strategic Transport Assessment which will produce a range of options for by-passing this bottleneck.
The implementation of a fourth river crossing, in parallel with supporting traffic management measures across the town centre, provides the opportunity to achieve both a strategic ‘Outer Circular Route’ of Clonmel, in addition to a local ‘Inner Circular Route’ around the core town centre.
Hayes Higgins Partnership produced a series of Hydrological studies to increase the footprint of the development. The net effect of our design works was to release 30 acres of floodplain for future development by removing 1 acre from the main river channel.
Contamination studies and surveys were carried out to a 10 acre section of this site which was a former tannery. Remediation options and budgets were prepared to add value to the land holdings.
