This project involves a town centre development of a high-density mixed use 4 storey structure including basement retail/residential incorporating a significant retail anchor site.
This development is placed on an ox-bow of 30 acres in the town centre with 75,000 sq ft of retail, 84 apartments and 495 space multi-storey car park.
The development will also include a "signature" building for a local bank, credit union or public office, a Multiplex cinema, 60 apartments, a garden centre and landscaped riverside walks, cycle paths and public amenities.
The structural scheme is proposed with piled foundations supporting superstructures framed in structural steel and loadbearing block supporting precast floors and roof and clad in brick and timber.
Site subject to extensive Hydrological studies to determine flooding parameters.
Hayes Higgins Partnership produced a series of Hydrological studies to increase the footprint of the development.
The net effect of our design works was to release floodplain for future development by careful analysis of flood levels with the OPW and other Hydrological Experts.
